Another option is being added to the range of properties available for rent and sale – and it's being delivered by Ikea, the Swedish store famous for its flat-pack furniture.
The first major experiment in pre-fabricated housing since the Second World War is being made in Gateshead, where Ikea is putting 120 ‘prefabs' up for rent and sale in partnership with Skanska, a Swedish construction company, and the Home Group, which already manages 50,000 affordable homes across Britain.
For the thousands of people unable to invest in bricks and mortar, the factory-built timber-framed prefabs for rent and sale could offer a "new and viable" solution, according to Gateshead council.
Prefabs for rent and sale in austerity Britain
Prefab homes were popular in post-war Britain when millions of servicemen returned home looking for housing for rent and sale. As the austerity years gave way to an economic boom it fell out of favour in this country – but not in Ikea's Swedish homeland, where pre-fabricated construction remains popular because of the short building seasons allowed by harsh Scandinavian winters.
The flat-pack properties are targeted for rent and sale to young couples on annual salaries of between £15,000 and £35,000. It is hoped that prices will remain affordable through the use of brownfield development sites and standardised units and efficient mass-production construction techniques. Sale prices are expected to range from £90,000 for a one-bedroom flat to £160,000 for a three-bedroom house.
No rent and sale to existing homeowners
Existing homeowners interested in the rent and sale of any of the properties are unlikely to benefit from the project – the partnership will be carefully vetting applicants to find the most suitable tenants and purchasers to make their rent and sale to.
